From a real estate perspective, SEZs are large planned developments that require substantial real estate investment and generate significant surrounding property demand.
SEZ developers typically acquire large land parcels, develop the processing zone with Grade A office or industrial space, and lease to qualified units. Returns come from land sales, rental income, and infrastructure service charges creating a diversified real estate income model.
Minimum area requirements, demarcated boundaries, and customs compliance create operational complexity. Some large SEZs have underperformed due to land acquisition challenges, policy changes (sunset clause on IT SEZ benefits), and demand shortfalls.
SEZs remain important real estate development platforms for IT, manufacturing, and services sectors in India. While some early SEZ projects have underperformed, well-located IT SEZs in established cities continue to attract strong tenant demand and generate reliable income for zone developers.
