What is IGBC rating in Indian commercial buildings?

IGBC (Indian Green Building Council) is an industry body affiliated with the CII (Confederation of Indian Industry) that promotes and certifies green building practices in India. IGBC ratings are India-specific green building certifications covering residential, commercial, factory, school, and township projects tailored to Indian climatic, cultural, and resource conditions.

IGBC Certification Levels

  • Certified: 40–49 points.
  • Silver: 50–59 points.
  • Gold: 60–74 points.
  • Platinum: 75–100 points.

IGBC vs. LEED

  • IGBC: India-specific criteria; developed by CII; preferred for projects with India-context relevance.
  • LEED: Global standard; US GBCA developed; globally recognised; preferred for MNC tenant requirement.
  • Coexistence: Many Indian projects pursue both LEED and IGBC — maximising recognition.

IGBC certification is increasingly mandatory for large commercial developments in India not just for environmental merit but for market positioning, tenant attraction, and financing access. Developers seeking institutional investors should target at minimum Gold IGBC certification for new commercial projects.
