What is interest subvention on home loans?

Interest subvention on home loans refers to a government subsidy where a portion of the home loan interest is borne by the government on behalf of the borrower. This reduces the effective interest rate for the eligible borrower and makes home ownership more affordable for lower and middle-income groups.

How Interest Subvention Works

  • The borrower takes a home loan from a bank or HFC at the standard rate.
  • The government directly pays a defined subsidy to the lender on behalf of the borrower.
  • The subsidy reduces the principal or lowers the EMI, depending on the scheme.
  • Under PMAY-CLSS, the subsidy is credited upfront as a lump sum to reduce the outstanding principal.

  • PMAY-CLSS: Up to 6.5% interest subsidy for EWS/LIG; 4% for MIG-I; 3% for MIG-II.
  • State Government Schemes: Several states run their own subvention programmes for specific categories.
  • RBI Directed Schemes: Periodically announced for affordable housing segments.
