What is stablecoin use in property transactions?

Stablecoins are cryptocurrencies pegged to a stable asset, usually the US Dollar (e.g., USDT, USDC, DAI), designed to maintain a constant value. In property transactions, stablecoins are used to facilitate payments — including deposits, rental payments, and full purchase settlements — on the blockchain without the price volatility associated with Bitcoin or Ethereum.

Why Stablecoins Are Used in Real Estate

  • Price stability: 1 USDT = 1 USD, making them suitable for large, fixed-value property payments
  • Speed: Cross-border stablecoin transfers settle in minutes vs. 2–5 days for wire transfers
  • Lower cost: International payment fees are a fraction of traditional bank transfer costs
  • Smart contract integration: Stablecoins integrate seamlessly with DeFi protocols and escrow smart contracts
  • 24/7 settlement: No banking hours or holiday restrictions

Real Estate Applications

  • Cross-border property purchases (e.g., NRI buying in India)
  • Rental income distribution from tokenised properties
  • Escrow deposits for property transactions
  • DeFi lending collateral and loan disbursement

Stablecoins are the preferred medium of exchange in blockchain-based real estate transactions due to their price stability and efficiency. While their use in mature markets is growing, Indian property buyers and sellers must navigate significant regulatory uncertainty before adopting stablecoin settlements.
