  • Rising formalisation of income: GST and income tax compliance increasing documentable income.
  • Digital lending: Fintechs using alternative data to assess creditworthiness of informal workers.
  • HFC expansion: Affordable housing HFCs like Aavas, Gruh Finance, and Home First Finance reaching underserved markets.
  • Government initiatives: PMAY CLSS and NUHF catalysing first-time mortgage uptake.
  • NRI demand: Overseas Indians increasingly leveraging home loans in India.

India's low mortgage penetration rate is both a challenge and a massive opportunity. As income formalisation, digital lending, and financial inclusion advance, mortgage penetration is expected to more than double to 25–30% of GDP over the next decade representing one of the largest untapped home loan markets in the world.
