What is the property tax rate in Bangalore?

In Bangalore, property tax is collected by the Bruhat Bengaluru Mahanagara Palike (BBMP). The tax is calculated using the Unit Area Value (UAV) method, where properties are classified into different zones and assigned a per-square-foot base value.

BBMP Property Tax Formula

Property Tax = (G – I) × 20% + Cess @ 24% of tax
Where: G = Gross Unit Area Value = (Self-occupied Area × 10 × Unit Rate) + (Tenant Area × 10 × Unit Rate × 2); I = Depreciation value based on building age.

Depreciation Benefits (Age of Property)

  • Less than 10 years: 0% depreciation.
  • 11 to 20 years: 10% depreciation.
  • 21 to 30 years: 20% depreciation.
  • 31 to 40 years: 30% depreciation.
  • Above 40 years: 40% depreciation.

Bangalore's property tax is zone-based and favours older properties through depreciation benefits. Timely payment within the rebate period helps save 5% annually.
