What is the RERA carpet area definition?

RERA defines carpet area as the net usable floor area of an apartment excluding the area covered by external walls, areas under services shafts, exclusive balcony or verandah areas, and exclusive open terrace areas. This standardised definition replaced the confusing 'super built-up area' selling practice that had inflated prices and misled buyers for decades.

What Is Included in RERA Carpet Area

  • All rooms living, dining, bedrooms, study, kitchen.
  • Internal walls (the area covered by internal partition walls is included).
  • Toilets and bathrooms.
  • Internal staircase within the apartment.

What Is NOT Included in RERA Carpet Area

  • External walls (thickness of outer boundary walls).
  • Areas under service shafts (electrical/plumbing ducts).
  • Exclusive balcony or verandah area (sold separately).
  • Open terrace areas.

RERA's standardised carpet area definition is one of its most buyer-friendly provisions eliminating the pricing opacity created by variable loading factors. Always compare apartment prices on a per carpet area sq ft basis and verify the carpet area declared in your sale agreement matches the RERA portal disclosure.
